WHY YOU NEED TO USE A BUYER'S AGENT! A Buyer's Agent represents you - the buyer only. Did you know that when you visit an Open House, or call the listing agent of a property that they represent the seller only? Read on for more details! Buyer's Agents Duties to the Buyer: If the real estate firm and it agents represent you, they must * promote your best interests * be loyal to you * follow your lawful instructions * provide you with all material facts that could influence your decisions * use reasonable skill, care & diligence, and * account for all monies they handle for you. Once you have agreed for the firm and its agents to be your buyer's agent, they may not give any confidential information about you to sellers or their agents without your permission so long as they represent you. But until you make this agreement with your buyer's agent, you should avoid telling the agent anything you would not want a seller to know. Services and Compensation: Whether you have a written or unwritten agreement, a buyer's agent will perform a number of services for you. These may include helping you * find a suitable property * arrange financing * learn more about the property and * otherwise promote your best interests. If you have a written agency agreement, the agent can also help you prepare and submit a written offer to the seller. A buyer's agent can be compensated in different ways. Usually, the buyer agent is compensated through the listing agent, or the seller. In some cases, you the buyer may need to compensate the buyer agent, especially when dealing with a for sale by owner. Whatever the case, be sure your compensation arrangement with you buyer's agent is spelled out in a buyer agency agreement before you make an offer to purchase property and that you carefully read and understand the compensation provision. First-time buyers (defined as anyone who hasn’t owned a home in the last three years) are entitled to a maximum $8,000 down payment assistance; interest rates are at record lows; and the Federal Reserve is doing its best to make mortgage loans available. 2. People have to live somewhere. About 800,000 new households are formed each year in this country, ensuring that the housing market will tighten, even if the economy doesn’t soar.
3. Borrowers leverage their investment. If you put $10,000 into the stock market and it earns 10 percent, you’ve earned $1,000. If you put $10,000 down on a home and its values increases 10 percent, you’ve made $10,000.
4. When prices come back up, you’ll have instant equity. In parts of the country where foreclosures have driven down prices, better times will mean the price of the home you buy will rise rapidly.
5. Mortgage costs stay the same. If you get a fixed-rate mortgage, the monthly payment stays the same – while everything else, including rent, goes upward.
6. You own it. There is something comforting in the notion that your home is your own. You can paint it any color you want, let the dog run in the back yard and hang a swing for the kids in the front.
